What happens to your Georgia real estate license when you don’t complete the required courses in the designated time frame? The Georgia Real Estate Commission (GREC) marks your license as inactive. You’ll need to maintain an active real estate license to continue helping clients and growing your business. Active Real Estate License

You must have an active GREC license to participate in any type of real estate brokerage activity in Georgia. When you maintain an active Georgia real estate license, you may do the following:

  • Represent clients in real estate transactions, assisting buyers, sellers, and renters in achieving their property goals.
  • Earn income from real estate activities, such as generating commissions or referral fees through successful transactions.

Inactive Real Estate License

When your license lapses and becomes inactive, you’re not able to conduct most real estate business, and your career is in limbo. Your license is declared inactive by GREC if you don’t finish the required renewal courses and/or do not apply for renewal on time. It will also be declared inactive if you don’t register a sponsoring broker for your license. Alternatively, you can decide to go inactive if you take a break from real estate.

An inactive real estate license has significant implications:

  • You cannot engage in real estate brokerage activities, such as representing clients or facilitating transactions.
  • You will be unable to earn commissions or referral fees from real estate-related activities.

Even with an inactive license, you still need to renew (and pay the renewal fee) on time. You are required to take Post-License courses within the first year, but you don’t have to finish the CE courses until you want an active license again.

How to Make Your GREC License Active Again

As we mentioned, you’ll need to complete the required CE courses before your real estate license can be active again. Once you finish the courses, you’ll then need to request that GREC reinstate your license with a Change Application. However, if your license expires and more than two years pass before you renew, you may have to retake Pre-License courses and the state exam.

Maintain Your License to Avoid Inactive GREC Status

Maintaining an active GREC license is crucial to thriving as a Georgia real estate agent and growing your business. Complete your Post-License courses within your first year as an agent and continue with CE courses every two years after that.
