An active vs inactive real estate license

Active Real Estate License

An active TREC license is required to practice any type of real estate brokerage activity in Texas. In addition, it is an indicator to the public that you have the necessary knowledge and training to successfully assist clients in real estate transactions.

These are the benefits of maintaining an active real estate license:

  • You are able to perform brokerage activities such as representing clients who are buying, selling, or renting properties.
  • You can earn commissions and/or referral fees from real estate transactions.

Inactive Real Estate License

An inactive real estate license, on the other hand, puts your career on hold. TREC will declare your license inactive if you don’t complete your required license renewal courses and/or fail to renew your license on time. Your license will also become inactive if you do not have a sponsoring broker. You can also voluntarily decide to become inactive if you are taking a break from real estate.

These are the consequences of an inactive real estate license:

  • You won’t be able to practice any real estate brokerage activities (buying, selling, renting).
  • You will not be able to earn commissions and/or referral fees.

When your license is in inactive status, you must still renew your license every two years but you are not required to complete continuing education courses. If you want to become active again, you will need to complete your CE courses and submit a request to TREC to activate your license. It is important to understand that if you let your license expire and wait longer than two years before renewing, you may have to retake pre-licensing courses to become active again.

Maintain Your License to Avoid Inactive TREC Status

If you want to build up your career as a real estate agent, it’s essential to be proactive in maintaining an active TREC license. You must finish SAE courses within your first two years of real estate and finish CE courses every two years thereafter. These courses enhance your knowledge with new and in-depth concepts for your business and update you on relevant legal and policy changes.
