TREC 3 Day Rule

Excited about getting started on your Texas real estate courses? Whether you’re looking to get licensed with pre-license courses or are a new agent renewing for the first time with SAE courses, there’s an important rule you have to follow. Although you may be excited to learn all you can and finish the courses as fast as possible so you can get out there and sell real estate, wait a minute first! You need to know about the TREC 3-day rule – keep reading to find out more.

What Is the TREC 3-Day Rule?

To ensure the integrity of the education process, TREC implemented specific course completion rules. Pre-license and SAE students must dedicate the required number of hours to each course, with a maximum of 12 hours per day. Consequently, a 30-hour course cannot be started and completed, including the course exam, in less than three days. This also means completing more than one qualifying course within the same three days is also not permitted. If you attempt to do so, TREC will not accept your completion of the course.

Our online course delivery system automatically tracks your course progress to ensure compliance with these regulations.

How Fast Can I Complete the Courses?

Wondering how much time you need to dedicate to your real estate education? Let’s break down the minimum requirements. This is how much time you should plan at a minimum to finish the required 30-hour courses, including the proctored exams:

Remember, these are minimum timeframes; you can take longer to complete your courses if needed.

Can I Take Multiple Exams in One Day?

You cannot start a 30-hour course and take the proctored course exam within a 3-day period. You can, however, take more than one exam in a day if it’s been at least 3 days since you started the corresponding courses to those exams and you have not spent more than 12 hours per day on the course material. Say you want to get through two courses first and plan to take the exams for both courses on the same day. You cannot spend more than 12 hours per day to complete all 60 hours. So, you would need to wait 6 days to take both course exams on the same day.
